Once all the required information is provided, we will make all necessary arrangements with the agent or vendor to gain access as soon as practicable. While providing regular, timely updates to you, our client, all through the process.
Approximately 1-2 hours on the property, depending on the size and condition of the house.
Our report covers about 250 items on the house, including structural elements both inside and out, the wet areas, damp issues, cracking walls and ceilings, hot water service, roof and gutters, insulation, etc. We also check for safety switches and smoke detectors. Refer also to the Terms & Conditions within your pre-inspection agreement, which outlines what we do and do not cover.
Yes, you are welcome to meet the building inspector on site near the end of the house inspection, check approximate timing with your inspector when you book.
This will give us time, before meeting with you, to systematically inspect the structure and test items / systems on the property in accordance with AS4349.1.
If you are available to meet on site, the Building Inspector can go through the report verbally immediately after the inspection and clarify each point raised. If you are not able to meet on site, a phone call can be arranged after you receive the report and go through the information verbally.
In both situations, the Inspector will email you the report.
An invoice will accompany your Pre-Inspection Agreement with payment information.
You need to get a Building Surveyor to issue a building permit and final occupancy certificate. We recommend you speak with your local council as a starting point to determine what their requirements are for certification and permits.
